Everyone is always asking me "Who's Buying Homes in the Okanagan?" Well, here's the results from our OMREB April Survey just released today.
APRIL SURVEY SUMMARY
Property Type:
25.9% by First Time Buyers (up from 16.2 in March)*
18.6% of purchases were by Move-Up Buyers (down from 24.6% )
11.8% buying Revenue/Investment Property (up from 10.6%)*
10.5% moving from Single Family Home to Strata Unit (same as March – 10.6%)
5.5% moving into Retirement Home/Seniors Community (down from 7.8%)
4.5% moving from Strata property to Single Family Home (down from 6.1%)
* During the month of April, there was substantial increase in purchases by First-Time Buyers and a nominal bump-up in Revenue Property purchases by Investors, while other categories saw a drop or remained the same as the previous month.
Buyer Type (Family Dynamic):
24.8% Two Parent Family/Children (up from 23.1% in March)**
22.6% Empty Nesters/Retired (down from 27.5%)
21.7% Couple without Children (down from 25.8%)
12.8% Single Male (up from 7.7%)**
10.6% Single Female (down from 12.6%)
5.3% Single Parent with Children (up from 2.2%)**
** In April, there was an increase in purchases by Two Parent Families with Children, and a significant rise in purchases by Single Males and Single Parents with Children, while other categories saw decreases.

56.6% from Within OMREB Board Area (down from 57.6% in March)
19.0% from Alberta (up from 17.9%)***
11.1% from Lower Mainland/Vancouver Island (up from 8.7% )***
9.3% from Other Areas in BC (down from 10.3% )
1.3% from Saskatchewan/Manitoba (down from 2.7%)

WOW! I knew that April seemed like an extremely busy month based on the number of phone calls, appointments and number of hours worked, but I hadn't realized just how busy it was till we received our month end stats yesterday.
Single Family Residential Homes - (SFD) were up +20% in April 2013 with 216 homes sold vs. only 179 for the same month in 2012. Inventory is about even with last year, and prices dipped again slightly at $427,000 median price (-2% from 2012) and $460,351 average price (-4.5% from 2012).
Condo Sales were down a mere -5% in April 2031 with only 60 condos sold this month vs. 63 last April 2012. However, year to date condo sales are +8%. Condo inventory is down -10% and median prices are nearly on par with last year at $209,000 median price 2013 vs. $210,000 last April 2012. Average condo prices year to date are again on par with last year at $225,774 last YTD vs. $226,720 this YTD.
Townhome sales were up slightly at 53 townhomes sold this month vs. 49 last April 2012. Inventory is down nearly -20% though. Prices for Townhomes remain slightly down from last year at median prices of $331,000 April 2013 vs. $340,000 April 2012 (-3%). Year to date average prices are up slightly at $350,715 for a townhome (+1.57%) vs. last YTD.
Kelowna continues to be in a strong Buyer's market with still a good supply of homes at prices that we haven't seen since pre-recession! A strong trend I have been seeing this past month is that properties that are listed at attractive prices and show really well, are getting offers on them in the first 14 days! When I review our sales reports, most of the solds have only been on the market for less than 3-weeks.
