Everyone is always asking me "Who's Buying Homes in the Okanagan?"  Well, here's the results from our OMREB April Survey just released today.

APRIL SURVEY SUMMARY

Property Type:
25.9% by First Time Buyers  (up from 16.2 in March)*
18.6% of purchases were by Move-Up Buyers  (down from 24.6% )
11.8% buying Revenue/Investment Property  (up from 10.6%)*
10.5% moving from Single Family Home to Strata Unit  (same as March – 10.6%)
5.5% moving into Retirement Home/Seniors Community  (down from 7.8%)
4.5% moving from Strata property to Single Family Home  (down from 6.1%)

* During the month of April, there was substantial increase in purchases by First-Time Buyers and a nominal bump-up in Revenue Property purchases by Investors, while other categories saw a drop or remained the same as the previous month.

Buyer Type (Family Dynamic):
24.8% Two Parent Family/Children (up from 23.1% in March)**
22.6% Empty Nesters/Retired (down from 27.5%)
21.7% Couple without Children (down from 25.8%) 
12.8% Single Male (up from 7.7%)**
10.6% Single Female (down from 12.6%)
5.3% Single Parent with Children (up from 2.2%)**

** In April, there was an increase in purchases by Two Parent Families with Children, and a significant rise in purchases by Single Males and Single Parents with Children, while other categories saw decreases.

Moving From: 
56.6% from Within OMREB Board Area  (down from 57.6% in March)
19.0% from Alberta (up from 17.9%)***
11.1% from Lower Mainland/Vancouver Island  (up from 8.7% )***
9.3% from Other Areas in BC  (down from 10.3% )
1.3% from Saskatchewan/Manitoba (down from 2.7%)
1.3% from NWT/Yukon (up from 0%)***
0.9% from Outside Canada  (down from 1.1%)
0.4% from Eastern Canada/Maritimes (down from 1.6%)

*** Compared to March, there was more movement from Alberta, Lower Mainland/Vancouver Island, and NWT/Yukon during April, and less migration from all other areas.

WOW!  I knew that April seemed like an extremely busy month based on the number of phone calls, appointments and number of hours worked, but I hadn't realized just how busy it was till we received our month end stats yesterday.

Single Family Residential Homes - (SFD) were up +20% in April 2013 with 216 homes sold vs. only 179 for the same month in 2012.  Inventory is about even with last year, and prices dipped again slightly at $427,000 median price (-2% from 2012) and $460,351 average price (-4.5% from 2012).

Condo Sales were down a mere -5% in April 2031 with only 60 condos sold this month vs. 63 last April 2012.  However, year to date condo sales are +8%. Condo inventory is down -10% and median prices are nearly on par with last year at $209,000 median price 2013 vs. $210,000 last April 2012.  Average condo prices year to date are again on par with last year at $225,774 last YTD vs. $226,720 this YTD.

Townhome sales were up slightly at 53 townhomes sold this month vs. 49 last April 2012.  Inventory is down nearly -20% though.  Prices for Townhomes remain slightly down from last year at median prices of $331,000 April 2013 vs. $340,000 April 2012 (-3%).  Year to date average prices are up slightly at $350,715 for a townhome (+1.57%) vs. last YTD.

Kelowna continues to be in a strong Buyer's market with still a good supply of homes at prices that we haven't seen since pre-recession!  A strong trend I have been seeing this past month is that properties that are listed at attractive prices and show really well, are getting offers on them in the first 14 days!    When I review our sales reports, most of the solds have only been on the market for less than 3-weeks.

So let me get this straight . . .
 
	- You buy a home "sight unseen".  
	- The home inspection CLEARLY states that the home has MAJOR problems.  
	- The home is located on one of the busiest, non-residential areas in Kelowna (is actually located on an industrial street).  
	- You pay only $257,000 for the home, when the median home price at the time in Kelowna is actually $429,000 !
  
. . . .And now you want to blame the Realtor and the Home Inspector for your poor decision making?  
 
This clearly sounds like a case of 'Buyer's Remorse'. However, I find it very sad that they are trying to find scapegoats and blame other people when they have obviously been told the situation up front and chose to make their own decision anyways.
 
Hmmmmm.......... I HARDLY think that they were tricked into buying this home.

Home Inspections – What Home Buyers Need to Know

Recently, a local Realtor and Home Inspector have been in the news as a Buyer has claimed that they have bought an “unlivable” home (full CBC News Story here) and the aggrieved Buyer is claiming against the Realtor and Home Inspector in small claims court.  From my reading of the story and documents (as presented by CBC) there are obviously some salient points that have been downplayed or glossed over:

a)      The Buyer bought the home “sight unseen”

b)      The Home Inspection (as posted by CBC) noted:

Damaged, rotten windows with moisture damage
Old galvanized piping
The house was 80+ years old
The home inspector was unable to access the crawl space
Major cracking in the ceiling
Damaged sinks and freeze vulnerable piping
Missing baseboard heaters
Major electrical issues requiring further inspection
So the question that comes to my legal mind given these facts is “would a reasonable person think they were buying a home without major flaws?”. Obviously there are many more facts to this story which will be uncovered in the course of the court proceedings on this matter.

Whenever I discuss home inspections with Buyers I always stress that home inspections are like going to see a doctor at a walk-in clinic; Home Inspectors are generalists, they have a broad base of knowledge, but they are not specialists. The take home message for Realtors is that if there are “issues” that are discovered in a home inspection, Realtors should ensure that their clients are directed toward professionals (plumbers, engineers, roofers, ect…) who are in the best position to assess the magnitude of the problem and provide a realistic cost of repair.

Everyone is always asking me "Who's Buying Homes in the Okanagan?"  Well, here's the results from our OMREB February Survey just released today.

FEBRUARY SURVEY SUMMARY

Property Type:
21.3% of purchases were by Move-Up Buyers  (up from 19.8% in January)*
19.7% by First Time Buyers  (down from 24.8%)
12.6% purchasing Recreation Property  (up from 11.6%)
9.4% buying Revenue/Investment Property  (down from 13.2%)
7.1% moving from Single Family Home to Strata Unit  (down from 10.7%)
7.1% moving into Retirement Home/Seniors Community  (up from 2.5%)*
6.3% moving from Strata property to Single Family Home  (up from 3.3%)*

* During the month of February, there was an increase in purchases by Move-up Buyers as well as Seniors moving into Retirement Communities, and owners of Strata units moving to Single Family homes.

Buyer Type (Family Dynamic):
30.5% Two Parent Family/Children (down from 32.2% in January) 
25.8% Couple without Children (similar to January) 
18.8% Empty Nesters/Retired (down from 19.8%)
10.9% Single Female (similar to January) 
7.8% Single Male (down from 9.9%)
3.1% Single Parent with Children (up from 2.5%)**

** In February, there was an increase in purchases by Single Parent Families with Children, while other categories remained the same or saw decreases.

Vancouver, BC – March 14, 2013.  The British Columbia Real Estate Association (BCREA) reports that a total of 4,501 residential sales were recorded by the Multiple Listing Service® (MLS®) in BC during February, down 23.6 per cent compared to February 2012. Total sales dollar volume was down 29.9 per cent to $2.39 million. The average MLS® residential price in the province was $514,134, up 3.1 per cent from January, but down 8.1 per cent from a year ago.

"BC home sales continued at a modest pace in February,” said Cameron Muir, BCREA Chief Economist. “Despite improved affordability, many potential buyers and sellers remain in a holding pattern. With pent up demand now becoming latent in the market, it’s not a matter of if, but when home sales rise above their current pace."

“An unusual spike in the average MLS® residential price in February 2012 is largely responsible for the year-over-year percentage change,” added Muir. “Most BC markets have experienced relatively stable price levels during the first two months of the year.”

Year-to-date, BC residential sales dollar volume declined 24.6 per cent to $4.1 billion, compared to the same period last year. Residential unit sales dipped 19.6 per cent to 7,911 units, while the average MLS® residential price was down 6.2 per cent at $523,117.

Everyone is always asking me "Who's Buying Homes in the Okanagan?"  Well, here's the results from our OMREB January Survey just released today.

JANUARY SURVEY SUMMARY
Property Type:
24.8% by First Time Buyers (up from 17.5% in December)*
19.8% of purchases were by Move-Up Buyers (down from 29.9%)
13.2% buying Revenue/Investment Property (up from 9.3%)*
11.6% purchasing Recreation Property (similar to December)
10.7% moving from Single Family to Strata (up from 5.2%) *
3.3% moving from Strata to Single Family (down from 4.1%) 
2.5% moving into Retirement/Seniors Community (down from 3.1%)

* During the month of January, there was a substantial increase in purchases by First Time Buyers, and Single Family Homeowners moving to Strata Unit,  and in the sales of Revenue/Investment Properties compared to December, while sales in other categories declined.

Buyer Type (Family Dynamic):
32.2% Two Parent Family/Children (up from 29% in December) **
25.6% Couple without Children (up from 20%) **
19.8% Empty Nesters/Retired (down from 21%) 
10.7% Single Female (down from 15%) 
9.9% Single Male (down from 13%) 
2.5% Single Parent with Children (down from 4%)

** In January, there was an increase in purchases by Two Parent Families with Children, and Couples without Children compared to December, while other categories saw decreases.

Moving From: 
61.5% from Within OMREB Board Area (down from 68.7% in December)
14.8% from Lower Mainland/Vancouver Island (up from 7.1%) ***
11.5% from Alberta (up from 9%) ***
4.1% from Other Areas in BC (same as December)
4.1% from Eastern Canada/Maritimes (same as December)
2.5% from Saskatchewan/Manitoba (up from 2%) ***
1.6% from Outside Canada (down from 3%)
0% from NWT/Yukon (down from 2% -- 16th month reported)

*** Compared to December, there was more migration from the Lower Mainland/Vancouver Island, Alberta and Saskatchewan/Manitoba in January, but less movement from within the Board area, from NWT/Yukon, and from overseas.
